ENTRY CONDITION REPORT

 

Ensuring that the Entry Condition Report is completed at the beginning of your tenancy is the best way to ensure that you get your Bond back at the end of your Tenancy. 





 The continuing pages of the Entry Condition Report simply allow both parties to note during the course of the inspection the state of every aspect of every room in the property.






 If there is furniture in the property you should ensure that you look behind and underneath it so that if there is a problem like  holes in walls or carpets, these are not covered up. Also remember if the furniture gets trashed then you may get stuck with the bill to replace it even if it was not your fault!

An Agent is able to produce this form as evidence to stop you getting some or all of your Bond back at the end of a tenancy. Be Smart and check it out yourself first.

If there is a hole in a wall at the end of the tenancy that was not noted as being there at the beginning e.g. noted on the Entry Condition Report, then the costs of repairing that wall may come out of your Bond even if it was there. WHY? Because you can't prove it was if its not on the Entry Condition Report! 

It is your proof of what the property was like at the start.

Always complete it before you move in and make sure that it is signed off by you (the Tenant) and the Landlord or the Agent.
