How to Read a Lease Agreement

Lease agreements have two parts that work together:

Part 1 - Tenancy Details gives all the information specific to the property and the people involved in the tenancy. e.g. the tenant, the landlord and the agent.

This example shows how the information is detailed for each  party in the agreement:-




Further on in Part 1 Tenancy Details it details things like how long the lease is for:-


It will also talk about how much and how often the rent is payable:-




Part B - Standard Terms really are the set rules for the agreement that everyone agrees upon before the tenancy is started.


There are lots of sections that make up the standard terms (41 all up) but not all will apply to your agreement.

These terms also fit with what the Residential Tenancies and Rooming Accommodation Act 2008 (Qld) says about renting in Queensland.

Basically it works like this. Different sections in the Tenancy Details will have a reference to a section in the Standard Terms which gives the rules for that section.

e.g. Bond



In Tenancy Details for the Bond it notes Clause 13 -
This means go to Clause 13 of the Standard Conditions for all the rules that go with giving over that amount of money as a Bond.



In any Residential Tenancy Agreement in Queensland this is the way the Tenancy Details and Standard Conditions work together. Here is another example for Rent




 See if you can find the Clause in the Standard Conditions that relates to Rent
