- What happens if the Gas pipe has been damaged by a storm and I can smell Gas?
- Who do I call if the sink in the Toilet is leaking and flooding the Toilet?
- The stove has suddenly stopped working what do I do?
These
are all valid questions some of which can be answered by having a look
at the General Tenancy Agreement itself or by contacting the Agent.
On Page 2 of the Tenancy Details at the bottom on the page (Item 18) is a list of Nominated Repairers. In the Comments section below see if you can answer each of these questions then look at the details below and the Standard Terms to see if you are correct - you might be surprised.
The Nominated repairer is WHO YOU RING FIRST if this is an Emergency repair. In the Standard Terms of the agreement it notes what are Emergency Repairs (Clause 30) as things like:
Unless it is noted in that Clause all other repairs are Routine Repairs.
The Tenant is required to advise the Landlord or Agent as soon as practicable of damage and if routine repairs are required the tenant should complete the appropriate forms for those repairs to be completed.
What happens if I can't get hold of the Landlord/Agent/Nominated Repairer -
If it is an emergency repair the tenant can arrange for the repairs to be completed but be careful how much it costs.
You say "But Why?"
Because the maximum amount that can be incurred for emergency repairs by a tenant is no more than 2 weeks rent.Therefore if you decide to arrange for something major like say replacing the roof you might end up stuck with the bill!!!
